General Terms and Conditions (GTC) for Holiday Apartment Rentals
1. Scope of Application & Conclusion of Contract These GTC apply to the rental of the holiday apartment for accommodation purposes as well as all other services provided by the landlord. The accommodation contract is finalized as soon as the landlord has sent a booking confirmation to the guest (via email or post).
2. Payment Terms The total price of the booking is due immediately upon booking in all cases. Notwithstanding the above, alternative payment terms (e.g., deposit and final payment) may be individually agreed upon for direct bookings made through the landlord.
3. Cancellation by the Guest (Withdrawal) To avoid conflicts with various booking channels, the following regulations apply: Booking Portals: For bookings made via external portals (e.g., Airbnb, Booking.com, Vrbo), the cancellation policies of the respective portal, as stored and accepted by the guest, apply exclusively. Direct Bookings: The following cancellation fees apply only to direct bookings with the landlord: Up to 90 days before arrival: Free cancellation possible. 89 to 30 days before arrival: 75% of the total price. From 29 days before arrival or non-arrival (no-show): 90% of the total price.
4. Arrival and Departure Check-in: The apartment is ready for occupancy from 3:00 PM on the day of arrival. Check-out: On the day of departure, the apartment must be vacated by 11:00 AM. "Broom-clean" Handover: The apartment must be left in a "broom-clean" condition. This includes: Used dishes are washed and put away. Household waste is disposed of in the designated containers. The refrigerator is completely emptied.
5. House Rules & Guest Obligations The apartment may only be occupied by the number of persons specified in the booking. Smoking Ban: A strict smoking ban applies to all indoor areas. Pets: Bringing pets is only permitted following prior consultation and written confirmation. Duty of Care: The guest agrees to treat the furnishings with care. The guest is liable for all damages caused during the rental period (e.g., broken glass, loss of keys, heavy soiling, damage to furniture).
6. Internet Usage (Wi-Fi) The landlord provides Wi-Fi access. Usage is at the guest's own risk. Disclaimer: The guest is solely responsible for their activities on the internet. The guest indemnifies the landlord against all third-party claims arising from illegal use (e.g., illegal file sharing, copyright infringements) by the guest or their fellow travelers. Sharing access data with unauthorized third parties is prohibited.
7. Liability of the Landlord The landlord is not liable for valuables or the guest's personal property. The use of the holiday apartment and its accessories is at the guest's own risk.
